A rare platform
In 2019 the Exchange acquired a luxury hotel brand and operating platform that was, and remains, the only pure-play business of its kind in its market. Platforms combining an owned estate with a recognised luxury brand rarely become available.
The platform comprises twelve operational hotels representing approximately 3,400 keys, located in the leading business and leisure markets of its country.
Structural demand, not a cycle
The market is among the fastest-growing major economies in the world, with structural tailwinds supporting both hospitality and tourism: a rising domestic travel base, expanding business travel and constrained supply of genuine luxury inventory.
That distinction matters to how the asset is underwritten. Cyclical hospitality exposure is priced on occupancy and rate momentum; structural exposure is priced on the supply position and brand strength, both of which the Exchange holds and maintains in the custody record.
From custody to public listing
In June 2025 the Exchange executed the platform's initial public offering, moving it from private custody into public ownership.
That transition is the clearest demonstration of what exchange-grade custody is for. Six years of maintained records — property-level performance, capital programme, brand and licensing position, compliance standing — meant the platform could be brought to market without reconstructing its history for the prospectus. Members holding exposure realised value through a listing that the custody record itself made possible.
What the listing changed
Bringing a platform to public market resets its obligations. Reporting becomes continuous and public, the shareholder base widens beyond parties who negotiated their access, and the operating record is exposed to scrutiny that private custody does not impose.
The Exchange's role does not end at the listing. Property-level performance, brand and licensing position and compliance standing remain in the custody record, and members retaining exposure continue to see them.
That continuity is the point. A platform that can move from private custody to public ownership without a break in its record demonstrates what exchange-grade custody is actually for — not to hold an asset, but to make it transferable on terms that survive the transfer.
